These terms govern your use of kaizencasas.com. By using this site, inquiring about a stay, or making a booking, you agree to them. If you do not agree, please do not use the site.

Who We Are

Kaizen Casas is the direct booking site operated by Kaizen Property Management LLC, a Texas limited liability company.

Bookings and Reservations

Rates, availability, and property details shown on this site are subject to change until a reservation is confirmed. Every booking is also governed by the rental agreement and house rules provided to you at the time of booking. Where those documents and these terms conflict, the rental agreement controls for that stay. You must be at least 18 (or the minimum age stated for the property, if higher) to book, and the information you give us must be accurate.

Text Messaging Program

Kaizen Casas operates an SMS program for guests who opt in.

• What we send: messages about your booking and about property information, such as confirmations, check-in instructions, access details, and information about the home during your stay.
• How you opt in: by giving us your mobile number and affirmatively agreeing to receive text messages at the point where we collect it. Consent to receive texts is not a condition of booking or of any purchase.
• Message frequency: varies, based on your booking and stay.
• Cost: message and data rates may apply. Your mobile carrier, not us, sets those rates.
• Opting out: reply STOP to any message to stop receiving texts. You may receive one final message confirming you have been opted out.
• Help: reply HELP to any message, or contact us at admin@kaizencasas.com or 713-714-6320.
• Carriers: supported on major U.S. carriers. Carriers are not liable for delayed or undelivered messages.

Acceptable Use

Do not use this site to break the law, to interfere with its operation or security, to scrape or harvest data by automated means, or to misrepresent who you are.

Intellectual Property

The text, photographs, and design on this site belong to us or our licensors and may not be copied or reused without written permission.

Third Party Services

Booking, payment, and messaging on this site are delivered in part through third party providers. Their availability and performance are outside our control, and links to third party sites are provided for convenience only.

Disclaimers

The site is provided on an “as is” and “as available” basis. We work to keep property descriptions, photographs, rates, and availability accurate, but we do not warrant that the site will be uninterrupted, error free, or free of inaccuracies.

Limitation of Liability

To the fullest extent permitted by law, we are not liable for indirect, incidental, special, consequential, or punitive damages arising from your use of this site. Nothing in these terms limits any liability that cannot be limited under applicable law.

Governing Law

These terms are governed by the laws of the State of Texas, without regard to its conflict of laws rules. The exclusive venue for any dispute is the state or federal courts located in Texas.

Changes

We may update these terms. The effective date above will change when we do, and continued use of the site means you accept the revised terms.
