When you search for a vacation rental on Airbnb or Vrbo, the nightly rate looks one way. By the time you reach the checkout screen, it looks quite different. Both platforms charge guests a service fee on top of the nightly rate, the cleaning fee, and applicable taxes. That fee goes to the platform for connecting you with the listing. It does not reach the property, the owner, or anything that improves your stay.
The fee is not a rounding error. It is a real line item, and on a multi-night stay for a group, it adds up to a meaningful amount. That money funds the platform’s customer service infrastructure, its marketing, and its shareholders. None of those things are bad in themselves. But it is worth knowing you are paying for them.
What direct booking actually means
Booking direct means completing your reservation on the property’s own website or through the management company, rather than on a third-party platform. The property’s cancellation terms, fees, and house rules are exactly the same either way. What changes is where the transaction happens and whether a platform takes a percentage of it.
When you book direct, the service fee that would have gone to Airbnb or Vrbo simply does not exist. You talk to the people who actually run the property
On Airbnb or Vrbo, your first contact is the platform’s messaging system. When you book direct, you have the management company’s contact from the start. The cancellation policy is the same policy
A reasonable worry about booking direct is that you lose the buyer protection a platform provides. In practice, the cancellation and refund terms that govern your stay come from the property, not the platform. Those terms apply whether you book on Airbnb or directly.
What differs is how a dispute gets resolved if one comes up. On a platform, a complaint can trigger a review process the property manager participates in but does not control. Some travelers assume booking direct unlocks a negotiated discount. For professionally managed properties, that is rarely how it works. Nightly rates are typically set by dynamic pricing software that adjusts based on demand, season, and local events. The rate on a direct booking site reflects that same pricing.
The saving is structural, not negotiated. One fewer party is taking a percentage of your payment. On a shorter stay the difference might be modest. On a week-long trip for a large group, it can offset a dinner out.
What to check before booking direct

If a property checks those boxes, you are not giving anything up by booking direct. You are giving up a platform service fee.

There are still good reasons to search on Airbnb or Vrbo. They are excellent for discovery when you do not know what area you want or what size property fits your group. Their maps, filters, and review systems make comparison fast. If you are early in planning, they are a reasonable starting point.
The time to look for a direct booking option is after you have found a property you actually want. Search the property name alongside the management company name. Check whether a direct booking site exists. If it does, compare the total cost including all fees. In most cases, you will find the math favors booking direct, the communication is more straightforward, and the experience before and during your stay is better for it.
